What is the ruling on a father registering a part of his property (a plot of land) in the names of his two daughters equally, while he is in the process of constructing a building on it?

If the father's registration of the land plot in the name of his two daughters is intended for them to own it after his death (a will), then this is not permissible unless the other heirs agree. However, if the intention is to transfer ownership to them during his lifetime, then he must relinquish control over it, and it becomes their property, while observing fairness among his children if he has other children.
