Is it permissible for a man to write the deed of his house to his wife and unmarried sister while they are alive, in order to ensure that his nephews do not seize the house after his death, knowing that he is in full possession of his mental faculties and enjoys good health?

It is permissible for a person to divide his wealth among his heirs during his lifetime, provided that he does not intend to harm some of the heirs. Scholars are of the view that sales contracts aimed at disinheriting some heirs are not permissible. It is advisable to divide the wealth among all heirs according to Islamic law, and to officially document it, while keeping the matter confidential from some heirs to avoid them claiming it during the lifetime of the inheritor.
