The answer

It is not permissible to take "badal al-khuluw" (premium for vacating) in a monthly rental agreement, nor after the rental period has ended. However, if the rental period has not ended, the tenant has the right to take "badal al-khuluw" subject to its regulations, and the landlord is not permitted to raise the rent. If the rental agreement was for an indefinite period, then it is void, and the tenant must enter into a valid contract with the landlord or hand over the premises. In this case, the tenant is not permitted to take "badal al-khuluw".
