Is it permissible for me, as a coordinator between the seller and the buyer, to take money exceeding the price agreed upon with the property owner, without the buyer's knowledge?

There is no harm in agreeing with the owner to bring a buyer for his property at a certain price, and whatever exceeds that amount goes to the broker, without the need to inform the buyer of this agreement, provided there is no lying or deception involved.
