Is it permissible to take an item left by a student in a rented apartment, in exchange for the remaining cost of damage caused by the student and his threats to the landlord?

The tenant guarantees the chair he broke if it was due to his transgression or negligence, and the value of the guarantee is the current value of the chair. It is not permissible to take what the tenant forgot in exchange for reducing the value of the chair's guarantee, as this constitutes an injustice. It is advisable to reach an understanding with the tenant to demand the right and give him his item. If he refuses, then it is only permissible to take the exact amount of the right without any increase, and anything beyond that must be returned.
