Is it permissible to take a loan from a Saudi bank that has a Shariah board to pay a down payment for booking a plot of land in Egypt in installments, and to receive it after one year for the purpose of building or selling?

It is not permissible for the lender to stipulate that the borrower return the loan with an increase, because every loan that draws a benefit for the lender is usury (riba), which is Haram by consensus.

However, it is permissible to charge the borrower for actual service fees related to the loan, provided that the amount paid is equivalent to these real fees, and that it does not increase with an increase in the principal amount or a delay in the repayment period. Any increase beyond the actual services is considered forbidden usury.
