What is the legal ruling on someone who excludes the initial seller or other brokers from presenting a property to a buyer?

If the property owner agrees with an agent to sell his property for a specific amount, and then terminates the agreement after the agent has begun work, the agent is entitled to a fair wage (ujrat al-mithl). However, if there was no agreement, then he is not entitled to anything, and there is no blame on the property owner.
