There is a difference of opinion among scholars regarding the mortgaging of money and its details.

Wealth invested in (profit-sharing partnership) is subject to zakat, and its profits are zakatable along with it if they are not spent.

However, wealth that has left your possession to purchase a dwelling is not subject to zakat.

Regarding the deduction of debts from zakatable wealth, there is a difference of opinion. The more cautious approach, to avoid disagreement, is to pay zakat on all wealth.
