Is it permissible to mortgage a commercial property in exchange for a monthly sum?

If the intention is to take a sum of money from a person and pay for a shop for them to benefit from for a certain period, then the money is returned and the shop is given back, this is impermissible in Islamic law. This is because it involves a loan that brings a benefit, as the owner of the money benefited from using the shop.
