Is Zakat calculated on cash, commercial properties, and trade, each separately, or are they combined to reach the Zakat Nisab?

Trade offers are to be included with cash and gold not intended for adornment. Zakat is obligatory on their total if it reaches the nisab, by giving one-quarter of one-tenth. The hawl (one-year period) is to be calculated according to the lunar calendar.
