If you did not intend for the land to be for trade when you purchased it, then according to the majority of scholars, there is no on it. If you later intend it for trade, some scholars mandate its zakat from the moment of the intention, provided a Hijri year has passed since then.

As for your borrowing with an increment, this is usury itself, and it is one of the major sins. Allah Almighty says: "O you who have believed, fear Allah and give up what remains [due to you] of interest, if you should be believers. And if you do not, then be informed of a war [against you] from Allah and His Messenger." The Messenger of Allah, peace and blessings be upon him, cursed the one who consumes usury, the one who feeds it, its two witnesses, and its scribe. You must repent and seek forgiveness, and try to avoid paying the increment.
