Is it permissible to lease the central market (foodstuff) to a foreign worker for a fixed monthly sum for the shop's equipment, with a guarantee that the capital remains intact?

Renting out shop equipment and furniture is permissible. However, if the rental includes goods for sale, such as foodstuffs, the contract is invalid. This is because one of the conditions for a valid lease (ijarah) is that the leased item must not be consumed when its benefit is utilized. Furthermore, this contract is not valid as a Mudarabah (profit-sharing partnership) due to the guarantee of the capital and the determination of a known monthly profit.
