If the contract period is still valid, the landlord is not permitted to evict the tenant without the latter's consent. The tenant may demand compensation from the landlord in exchange for terminating the contract for the remaining specified period. This is known as "badl al-khuluw" (premium for vacating) and is Islamically permissible because it is compensation for the tenant waiving their right to benefit from the remaining period, as issued by the Islamic Fiqh Academy of the Organization of the Islamic Conference.
