The tenant is obligated to pay the rent if he is able to utilize the leased property, even if he does not actually utilize it. So, if you agreed to stay in the accommodation but did not reside in it, then you are obligated to pay the rent. However, if you were prevented from residing in it during the final months, then you are not obligated to pay the rent, and the university must refund it to you.
