Is it permissible to raise the rent of a room in a rented apartment with the intention of forcing the tenant to leave, knowing that he agreed to the increase?
It is permissible for the tenant to sublease the usufruct he rented without the landlord's knowledge, provided its conditions are met. However, the problem in the question lies in lying about the original rent value of the apartment, as the tenant based the increase in the room's rent on a false claim of an increase in the apartment's original rent.
The scholars believe that the questioner has no right to the two hundred pounds he added to the room's tenant, if the tenant agreed to the increase based on a false claim, and had he known the truth, he would not have agreed. They liken this to Murabaha and Tawliyah sales, and all trust-based sales, where betrayal diminishes the price.
They advise the questioner to inform the tenant of the truth, or return the increase, and then they can agree on the future rent.
