Is the buyer entitled to claim rent for the residential unit in the tourist resort whose project has not been completed?

If you purchased a residential unit and entered into a lease agreement with the seller, then later found out that it has not yet been built, this lease for the unit is not valid, and you are not entitled to receive rent. This is due to the absence of a usufruct that can be utilized, as the ability to utilize the usufruct is a condition for the validity of a lease.
