What is the ruling on renting out a shop to someone to work as a barber in exchange for splitting the profits equally?

It is permissible for the tenant to rent out the premises to another party if it is within the contract period, for the same benefit or less detrimental, and provided the landlord did not stipulate that the benefit be utilized by the tenant himself. It is also permissible to rent it out for more or less than the original rent.

It is not permissible to make the rent a percentage of the tenant's earnings, due to the uncertainty of the rent, and in this case, the tenant is obligated to pay the fair market rent (ujrat al-mithl).

The second tenant may work as a barber, provided that Islamic guidelines are observed, meaning his work is limited to cutting hair that is permissible to cut, and that he does not cut hair in a manner that resembles disbelievers or women.
