Purchasing a house through a bank has two scenarios:

1. The bank buys and owns the house, then sells it to you in installments at a higher price than its cash purchase price. This is permissible.

2. The bank pays the cash price of the house, and then you repay it to the bank with an increase. This is impermissible because it is a forbidden usurious loan. It is not permissible to purchase in this manner except in cases of extreme necessity, such as the unavailability of a house for rent; for usury is one of the major sins and should not be committed except out of necessity, based on the Almighty's saying: "But whoever is forced, neither desiring [it] nor transgressing [its limit] – then there is no sin upon him."
