Is it Islamically permissible for the tenant to pay a rent of 5 pounds for an apartment whose market value is 150 pounds, and is it permissible for the landlord to request the rent at its market value?
For the validity of a lease contract, it is a condition to specify its termination date. Any contract lacking this specification must be annulled. Once the contract is annulled, the lessor has the option of either leasing the property to the original tenant for a suitable rent that they mutually agree upon, or leasing it to someone else. It is not permissible for the tenant to continue paying a meager amount despite being aware of the changed circumstances and rising prices. Similarly, he is not permitted to remain bound by a rental contract whose duration has not been specified. A Muslim must disregard any laws that contradict the ruling of Allah.
