Is Zakat obligatory on a house used for residence or as a clinic, and on a car?

Zakat is not obligatory on a residential house, nor on a clinic where the owner works, nor on a private car; because these are not zakatable assets intended for growth. However, if there is money gained from renting out the clinic, and it reaches the nisab (minimum threshold) and a full year (hawl) passes over it, then zakat becomes obligatory on it. It was narrated from the Prophet, peace and blessings be upon him: "There is no sadaqah (zakat) on a Muslim's slave or his horse." Scholars have agreed that there is no zakat on residential houses, clothes, household furniture, or domestic servants.
