Is it permissible for someone to transfer their real estate bank loan designated for building a house (amounting to three hundred thousand Riyals) to another person, in exchange for the latter transferring seventy thousand Riyals of the loan to them, with the transferee receiving the loan and repaying it in annual installments?

This transaction is forbidden because it is the sale of three hundred thousand for three hundred thousand in installments, with an immediate addition of seventy thousand. It involves two prohibitions: a loan that draws a benefit, and the sale of a commodity for a commodity to be paid at a later date. This is forbidden by the clear text of the authentic Hadith concerning gold and silver, and the currencies in circulation today take the same ruling as gold and silver.
