What is the ruling on selling apartments through the bank, with the bank paying the full amount to the seller, while guaranteeing the buyer who pays the apartment price in installments to the bank with an annual commission of 3% without a down payment? And what is the ruling on buying land or financing real estate with a guarantee of the project or the land through the bank?

If the bank first purchases the apartment and then sells it to the prospective buyer, there is no objection. However, if the bank pays the price of the apartment on behalf of the buyer and then collects it from him in installments with interest, this is impermissible. It is forbidden to assist the buyer in this usurious transaction, as Allah Almighty says: "And do not cooperate in sin and aggression." As for mortgaging the property for debt, there is no objection, provided that the financing transaction is legitimate and not a usurious loan.
