What is the ruling on those who excessively raise house rents, exploiting the earthquake disaster, what is their description, and what are they advised to do?

The Prophet, peace and blessings be upon him, prayed for mercy upon the lenient merchant, and Ibn Hajar urged leniency in dealings and avoiding hardship for people. Leasing is one of the transactions that should be characterized by tolerance between the landlord and the tenant. Islamic law does not specify a limit for profit, but a Muslim should not be greedy and should observe the ethical and human aspects. The state should intervene to control the greed of merchants and landlords in abnormal situations, and if the state sets a rent, property owners must abide by it. Ibn al-Arabi al-Maliki is of the view that pricing occurs when there is a fear of the market people corrupting the Muslims' wealth. Ibn Taymiyyah emphasizes the obligation to sell goods at their market value if their owners refuse to sell them despite people's need for them.
