Is the landlord's request for one month's rent in advance in exchange for a discount on the rent considered usury?

If the rental agreement is month-to-month, then there is no objection to paying the rent month by month. However, if the rental agreement is for a fixed term, the rent is not owned until its due date, even according to the Shafi'is and Hanbalis, who hold that it is owned upon the conclusion of the contract. In contrast, the Malikis and Hanafis do not consider it owned except gradually, as the benefit is utilized. If the rent is not due before its term, then expediting its payment along with a discount does not fall under the issue of "pay now and get a discount" (ḍaʿ wa taʿajjal), which some jurists, like Ibn Taymiyyah and Ibn al-Qayyim, permitted, and which the Islamic Fiqh Academy adopted.
