Is there a Sunnah for entering a new home? And can a home be inhabited by jinn, especially after repeated difficulties in opening the home and losing keys? Do these events indicate that the home is haunted or an inauspicious sign, or that Allah is averting evil from them, particularly since my sister bought it from a man with whom she has an illicit relationship? And are the gifts she sends haram, and must they be disposed of?

We have nothing that can confirm the house is inhabited by Jinn. It is to seek refuge [with Allah] upon entering a new home, to recite Surat Al-Baqarah in it, to perform many supererogatory prayers in it, and to pray two rak'ahs upon entering and leaving it.
