The first scenario: If the fund pays the price of the property on your behalf for you to repay it in installments with an usurious increase, then this is impermissible due to its inclusion of usury.

The second scenario: If the fund buys the property and takes possession of it, then sells it to you for a higher price in installments, this is permissible and is called Murabaha sale.

Pledging the property with the fund until the full price is paid is religiously permissible, as it serves as a security for the debt.
