If the first man sells an item to the second, the item becomes the property of the second. It is permissible for them to agree that the first man sells the item to him for a known fee. If they agree on a percentage of the profit as a fee, some scholars permit this. However, if the second man lends the first man the price of the item to share in its profit, the transaction is invalid; because every loan that draws a benefit is usury (riba).
