Leasing ending in ownership has permissible and forbidden forms. The Islamic Fiqh Academy has determined that the prohibitory principle is the combination of two different contracts (leasing and selling) on a single item at one time, whereas the permissibility principle is the existence of two contracts separated by time, or a promise of ownership, and that the lease be actual. Among the conditions for permissibility are that the guarantee of the leased item rests with the owner, and that the insurance be cooperative Islamic insurance borne by the owner. The rulings of leasing apply throughout its duration, and the rulings of sale apply upon ownership. As for commercial insurance, it is forbidden, and the owner must bear it if it is cooperative.
