If the money is taken as a loan, then it is not permissible to agree that the lender gets half of the profit, because a loan that entails a stipulated benefit is usury (riba). If the money is for the purpose of (profit-sharing partnership), then guaranteeing the capital invalidates the Mudarabah. It must be corrected by not guaranteeing the capital, such that if a loss occurs, the capital owner loses his money and you lose your effort. The correct form of Mudarabah is that the rent is divided between you, and at the end of the Mudarabah, the house is sold, the capital owner retrieves his money, and the profit is divided equally. Commercial insurance of all types is Islamically forbidden, due to the presence of (excessive uncertainty), (gambling), and consuming wealth unlawfully. Cooperative insurance, which is based on donation and cooperation, can be resorted to.
