What is the ruling of Sharia on buying apricot orchards before they ripen?

It is impermissible to sell fruits before their ripeness becomes apparent, according to the consensus of scholars, due to the prohibition of the Prophet (peace be upon him) regarding that. The wisdom behind this is the fear of the fruit perishing or being afflicted by a blight before it is harvested. What is meant by the apparent ripeness is the possibility of eating it and finding it palatable.

Two cases are exceptional: 1. Selling the fruit along with the tree, whether its ripeness has become apparent or not. 2. Selling the fruit before its ripeness becomes apparent, on the condition that the buyer cuts it immediately.

The apparent ripeness is considered for each type [of fruit] separately, and it is sufficient for the ripeness to become apparent in one tree of each type.
