If an employee wishes to borrow a large sum, pledging their land as collateral and providing a guarantee, and pays a service fee for the loan, there is no harm in this, provided that the actual fees are a charge for the services rendered, with no excess. Otherwise, it would be prohibited usury (riba). The fees must be fixed and not tied to the loan amount, unlike usurious interest. They are considered analogous to wages for services provided, such as the wage of a measurer or a weigher.
