How authentic is the Hadith: "Whoever prays four rak'ahs of Duha, and four rak'ahs before the first [prayer], a house will be built for him in Paradise"?

The aforementioned hadith (definition) was narrated by Al-Tabarani, and it contains a narrator named Abdullah ibn Ayyash, about whom scholars differed. Some deemed him weak, while others said he was truthful but made mistakes. Al-Albani graded its chain of narration as hasan (definition) (good) by considering the status of the other narrators. The weakness in this hadith is minor, and it can be used to support the virtues of deeds, especially since the sunnah (definition) of the Duha prayer and the pre-Dhuhr regular sunnah prayers are established by other authentic hadiths. The term "the first" refers to the Dhuhr prayer.
