It is permissible to purchase property with immediate payment (cash) at a reduced price, unless there is fraud or deception involved. However, purchasing with an upfront payment and receiving a return on it is not permissible. This is because it is either consuming wealth unjustly if the sale is completed upon payment of the مقدم, or it is usury if the مقدم is a loan and the return is a benefit from it, in addition to the prohibition of combining a loan and a sale. Furthermore, it does not constitute a valid partnership due to the absence of its conditions, such as agreement on a percentage of the profit rather than the capital, and the lack of guarantee of the capital.
