Is it permissible for a mother to distribute her wealth among her heirs while she is still alive, given that she divided her house among her children 22 years ago, and now the price of the house has increased tenfold? What is the Sharia-compliant solution for this matter?

It is permissible for a mother to divide her wealth among her children during her lifetime by way of ownership, provided there is fairness among them and that the division is not a will to take effect after death. It is recommended to equalize them, and if an heir is born to her after dividing her wealth, she must equalize him with them.

It is not disliked for a person to divide their wealth among their heirs, even if it is possible for them to have more children. If a father divides what he owns among his children through a lawful gift (hiba shar'iyya), that is permissible.

Ibn Uthaymeen mentioned that it is permissible for a person to divide their wealth among their heirs while alive according to the legal inheritance, where the male receives the share of two females.

However, if one child is favored over his siblings, there is no harm in that, as long as the siblings willingly consent to that division.
