A usurious loan is not permissible except in cases of necessity that would lead to one's ruin, or unbearable hardship, or prevent one from achieving a minimum standard of living. Renting out half of one's dwelling is permissible. And whoever fears Allah - He will make for him a way out and provide for him from where he does not expect.
