What is the Shariah ruling on distributing the inheritance of an old, abandoned house between a mother and her remaining son, after the death of the father and two other sons, especially after disagreements arose between them and the mother's desire to sell her share to an outsider?

The estate of the father (real estate) is divided by selling it and distributing its price. The wife receives one-eighth due to the presence of a child, and the remainder is for the three sons equally. Upon the death of one of the sons, the mother inherits one-sixth of his estate due to the presence of siblings, and the remainder is for the two brothers by ta'sib (agnatic inheritance). Upon the death of the second son, the mother inherits one-third of his estate due to the absence of a child, and the remainder is for his brother by ta'sib. The share of each deceased person is divided according to their status at the time of death, and experts should be consulted when circumstances differ.
